Overview
An inspection of the rental unit when it is first occupied is very important. The inspection can affect the return of a security deposit when tenants move out of the apartment/house. It is best for tenants and landlords to do the inspection together, in order to prevent conflicts or misunderstandings about damage done to the property. Note that the checklist is intended as a record of the condition of the rental unit, but does not obligate the landlord to make any repairs; tenants and landlords should discuss repairs.
An inspection checklist should note all damages (such as damage to walls or woodwork, number of nail holes, carpet or floor stains, missing fixtures, and condition of appliances).
Tenants are not responsible for leaving behind a completely pristine unit. A certain amount of reasonable wear and tear is expected, but tenants should try to leave the apartment in a clean condition, with no serious damage. (Check the lease for move-out obligations such as replacement of bulbs, specifications about carpet cleaning, etc.)
